Will may ADU be cause a reassessment in my home value. 

State of California has announced the ADU’s will not trigger a reassessment but the unit itself will be assessed for tax purposes. Please check with your local tax assessors office for further information.

Why types of materials and finishes does Roof and Realm use?
Roof and Realm homes are made of durable steel are more resistant to water damage. Steel will not warp or expand like wood, and it does not rot, making it less likely to attract fungus or termites. Another benefit to a steel structure is its fire resistance. We use spray foam insulation that meets the latest energy conservation codes.

Does Roof and Realm’s pricing include A-Z services?
Yes. Our pricing is all-inclusive subject to non-custom designs and finishes.

Is Roof and Realm competitive with its pricing?
Yes! We are happy to work with you to determine a Realm that will meet your budget and lifestyle preferences.

I see that Roof and Realm has a wholesale model. Can you give us more detail?
Absolutely!  Our wholesale pricing is a great option if you are a contractor.

Why are Roof and Realm designs more buyer-oriented than other Prefab ADU Companies?
From custom colors and finishes to your pick of trims ranging from siding, stucco, batten board and other materials, Roof and Realm will accommodate any request.

I see that you have multiple design styles. Can these be built anywhere in California and by request for outside California?

I would like my ADU installed out of California.  Is this possible?
If you are outside of California, we’ll be happy to set up with a phone appointment to discuss your options.

The “Income Calculator” function on your website is a nice tool, does the Future Value align with current market values?
Yes, current market values are calculated using data from Zillow.

The “Design and Price” function on your website really enhances the buyer interaction and transparency. Regarding the displayed finishes, are these the exact finishes you are providing?
From time to time we may need to substitute finishes for similar styles. This is something our team would make you aware of.

Can I install my own cabinets and appliances?
We are proud to install top American brand-name appliances in our units.  Our units ship with all the appliances pre-installed! This makes your Realm ready for use as soon as it is installed onsite. If you have appliances you would like to install, we can discuss your options during your design session. To receive a Certificate of Occupancy, the appliances will need to be installed first. If you can provide us the appliance specs, we will work to ensure the right amount of space for them.

Are the units ADA accessible?  Is there an additional cost?
Yes. We can help you to design an ADA accessible unit to meet your personal needs. Subject to additional fees.

Can Roof and Realm modify the interior to include more cabinets, an island, or a 4-range cooktop? How about a bathtub?
Yes. We can help you design a Realm that will meet your requirements and is suited to your lifestyle.

Is the range gas or electric?
Roof and Realm’s standard units are all electric. Gas would be an upgraded charge.

Can I add or remove windows?
No.  Exterior modifications can’t be made. All of our Realms are Title 24 engineered to be energy efficient.

What’s included in the Tech Room?
Your Tech Room will include a desk, Ethernet, HDMI, and USB ports so you will be geared up to start your workday.

Do you have options for a fully-furnished unit?
Yes! We will be happy to help ensure your interior space is equipped with all the comforts of home.

Do the units come with air conditioning and heaters?
Yes! Your Realm will be ready for you to enjoy regardless of what the weather has in store.

Can I have a ceiling fan installed?
Yes. Ceiling fan prep is included as a standard feature.

What type of insulation do you use?
We use R34 spray foam closed cell insulation in our units.

I’d like to have solar panels installed.  Can Roof and Realm help with that?
Yes! Roof and Realm offers the option of solar-ready homes and includes solar in each structure over 1,000 square feet or as required by city (Solar is an additional charge). They can be outfitted to be “Net Positive,” which means on an annual basis the home will create more energy than you use. All our homes are designed with the latest energy standards and include efficient heating and cooling systems.

Will the unit have its own address?
All permitted ADUs can be assigned a separate mailing address, usually by adding “A” to the primary residence and “B” to the ADU.

How does Homeowners’ Insurance work for my ADU? Should it be added to the current home policy or it will be separate policy?
We recommend checking with your insurance agent regarding your homeowner’s policy options.

Will electricity be on a separate meter?
Roof and Realm will connect your unit to existing electrical service through a new meter, which will allow the unit to pay for its own electricity.

How does the toilet work?  Is it a composting toilet?
Your Realm will have a traditional flush toilet. Roof and Realm will access sewer and water services by connecting to main service lines on your property.

Are “Modular Homes,” “Tiny Homes,” and “Prefab Homes” the same?
Yes, they are all the same. These are just different names used for marketing purposes. They are all treated as a single-family dwelling.

Does permitting require physical signatures from all members if the title of the property is on a trust?
Permitting may require property owner or Trust owners’ signatures. Consult your trust attorney for proper guidance.

How long will my yard be a construction zone?
30 days or less.

Can you give me an estimate of what the entire timeline would look like?
The estimated timeline from order to installation is approximately 90 days for our standard house plans. We pride ourselves on being in and out of your backyard quickly.

What is Roof and Realm’s warranty policy?

  • 1 Year – “Fit & Finish” warranty
  • 10 Years – “Tail” warranty, which includes structural defects
  • Manufacturer warranties on appliances (when registered)
  • Home warranties are also available for purchase separately

My property has an easement. Can I still install?
Roof and Realm will conduct a FREE onsite consultation to determine if your property is suited for one of our installs.

I live on a hillside. Will installation be possible?
We will be happy to send one of our Project Managers to your site to determine if your property is a suitable candidate for our units.

How far from power lines does the unit need to be?
Your Roof and Realm unit must be installed a minimum of 20 feet from power lines.

Do I need to have construction approved by my HOA before proceeding?
No. As of 2020, California state regulations specifically prohibit HOAs from interfering with ADU construction.

Are there any special maintenance requirements I need to consider?
Like any home, your Realm will need to be maintained to look its best.

Will I need to replace the roof?
Not for quite a while! Our roofs have a lifespan of 40-50 years.

Does Roof and Realm need to lay a foundation?  Is it earthquake safe?
Yes. Foundations shall be engineered according to your site.

Do I need to plan for more parking if I plan to rent my ADU?
The need to add additional parking is very unlikely. If needed, our Project Manager will help you address the best options for you and your property.

What are the setback requirements?
State law requires 4’ setback from the rear and sides of the property. In addition, individual cities may adopt their own setback requirements.

I may need landscaping and hardscaping.  Can Roof and Realm help with that?
Landscaping and hardscaping are not within our normal scope of work. However, we’ll be happy to give recommendations on qualified contractors and landscape specialists.

If I move, can I take the unit with me?
Your Realm is placed onto your new foundation. It can be removed; however it would be more cost efficient to contact us in the future for a new Realm rather than make arrangements to have it moved.

Will installing an ADU add to the value of my property?
Yes! An ADU is a very appealing feature to new buyers and will increase value to your property. The ADU can be rented for potential income or can be used for personal use. The opportunities are endless, especially in current market.

What is the inspection process?
Inspections are performed by a third party in addition to your local Building Department.

Will an ADU affect my property taxes?
An ADU will result in an increase in property taxes equal to the assessment of the ADU as an improvement to the property. Roof and Realm recommends consulting with your County Assessor regarding property taxes in your area.

Where are the units made?

I need financing. What is the loan process like?
We will be happy to help set you up with a qualified loan specialist.

Do I need to obtain a traditional mortgage?
You will likely need to obtain a construction loan or a cash out refinance construction-to-perm. Once the unit is occupied, a Permit of Occupancy is issued, and you can transition to a traditional mortgage loan.

Are there any hidden costs I should be aware of, or third parties I may need to pay?
No. Roof and Realm will be transparent with all the costs associated with your build.

Why modular?
Modular homes are constructed with the same quality materials as stick-built homes.  The efficient assembly line process and minimized weather delays cut back the time it takes to build a modular in comparison to stick-built homes.  Roof and Realm homes are built in climate-controlled building facilities, and the finished products are safely transported to their new locations.

How do I know if my property is suited for an ADU, and which will be the right option for me?
Step 1 of our process is to have our Project Manager visit your site to determine if Roof and Realm is a feasible option for your property. At that time, we will work together to determine your needs, and which model(s) will be the right option for you.
